Our villa, with its four luxurious bedrooms, comfortably accommodates up to eight guests, making it ideal for larger groups. However, we understand that smaller parties may also wish to enjoy our stunning property. Therefore, we offer flexible booking options where guests can reserve the villa for fewer people and fewer rooms at a reduced cost. Please note that the pricing varies depending on the season and the number of guests. For instance, during the high season in August, the villa is rented as a whole, and the price remains the same regardless of the number of guests.

There is an indoor air-conditioned garage that fits one large SUV vehicle and a space for a 2nd vehicle directly outside the villa in the private road. Our garage is equipped with a Tesla charger for our guests to use.

While Lefkada Island is known for its beautiful beaches, it can become extremely busy and noisy during the summer, often experiencing frequent electricity and water cuts, as well as poor internet and mobile coverage. Yet, you’re still conveniently close to many stunning beaches, allowing you to enjoy the best of both worlds—a restful retreat away from the crowds, with easy access to natural beauty.

here is a supermarket in the village of Pogonia, a 10- minute walk or a 2 minutes drive. There are also a number of supermarkets in Paleros, which is a 7 minute drive from the villa. There are two restaurants and a coffee shop in Pogonia and many more in Paleros.

Parties are not allowed in our villa to ensure a peaceful and relaxing environment for all guests and to maintain the pristine condition of the property. This policy helps to protect the luxurious amenities and furnishings, and ensures that all guests can enjoy the serene atmosphere and beautiful surroundings without disruption. This also helps us to be considerate of our neighbours and uphold a respectful and tranquil community.

Yes, at the Potamaki beach there are a number of water sports including windsurfing, SUP and water skiing.

– Home made cooked food can be requested and delivered to the villa. A menu of options will be provided before your arrival and you will have the option of specifying your choice of meal and the date of delivery. Our cook can also prepare meals at the villa

Yes, the villa is cleaned twice a week. The swimming pool is also cleaned and inspected twice a week.

1. For bookings made more than 6 months in advance from the day of arrival:
   • Deposit payment: 30% of the total price on the day of the reservation. This amount will be applied towards your total stay cost
   • Payment of Balance: 70% of the remaining amount no later than 4 months (120 days) before arrival
   • Security Deposit: A refundable security deposit of €750 is required and is payable no later than 2 months before arrival. This is to cover any potential damages or additional cleaning fees. The security deposit will be refunded within 14 days of check-out, provided there are no damages, missing items or excessive cleaning required. An extra deposit can be paid on location depending on the extra items that the guest would like to have access to. A list will be sent to our guests well before the arrival date so they can have the time to select their choices.
2. For bookings made 6 months within the day of arrival:
   • 100% of the total rental price on the day of the reservation
   • Security deposit: see above

We understand that plans can change, and we offer flexible cancellation terms to accommodate our guests. Below are our standard cancellation policies:

1. Cancellation up to 6 months (180 days) Before Arrival: Guests can cancel their reservation up to 6 months before the scheduled arrival date and receive a full refund of the booking amount.
2. Cancellation between 4 months (120 days) and 6 months (179 Days) Before Arrival: For cancellations made during this period, 30% will be charged
3. Cancellation between 3 months (91 days) and 4 months (119 Days) Before Arrival: For cancellations made between during this period, guests will be charged 50% of the booking amount.
4. Cancellation within 90 Days of Arrival: Cancellations made within 90 days of the scheduled arrival date will not be eligible for a refund. The full booking amount will be charged.
5. No-Show Policy: In the case of a no-show, the entire booking amount will be non-refundable.
6. Early Departure: If guests decide to leave before the end of their stay, the remaining nights will not be refunded.
7. Force Majeure: In the event of unforeseen circumstances such as natural disasters, pandemics, or other significant events beyond our control, we will offer flexible rebooking options or refunds based on the specific situation and applicable laws.
8. Booking Modifications: Guests may request changes to their booking dates, subject to availability and any applicable price differences. Modifications made less than 90 days before the arrival date may incur additional charges.
