1. Acceptance of Terms
By using this Site and booking a stay at Hilltop Beach House, you acknowledge that you have read, understood, and agree to be bound by these Terms and all applicable laws and regulations.
2. Modifications of Terms
Hilltop Beach House reserves the right to revise these Terms at any time without notice. By using this Site, you agree to be bound by the current version of these Terms.
3. Booking Terms
- a) Booking & Payment:
- For bookings made more than 6 months in advance from the day of arrival:
- Deposit payment: 30% of the total price on the day of the reservation. This amount will be applied towards your total stay cost
- Payment of Balance: 70% of the remaining amount no later than 4 months (120 days) before arrival
- For bookings made 6 months within the day of arrival:
- 100% of the total rental price on the day of the reservation
- For bookings made more than 6 months in advance from the day of arrival:
- b) Security Deposit: A refundable security deposit of €750 is required and is payable no later than 2 months before arrival. This is to cover any potential damages or additional cleaning fees. The security deposit will be refunded within 14 days of check-out, provided there are no damages, missing items or excessive cleaning required. Extra deposit can be paid on location depending on the extra items that the guest would like to have access to. A list will be sent to our guests well before the arrival date so they can have the time to select their choices.
- b) Cancellation Policy:
- Cancellation up to 6 months (180 days) Before Arrival: Guests can cancel their reservation up to 6 months before the scheduled arrival date and receive a full refund of the booking amount.
- Cancellation between 4 months (120 days) and 6 months (179 Days) Before Arrival: For cancellations made during this period, 30% will be charged
- Cancellation between 3 months (91 days) and 4 months (119 Days) Before Arrival: For cancellations made between during this period, guests will be charged 50% of the booking amount.
- Cancellation within 90 Days of Arrival: Cancellations made within 90 days of the scheduled arrival date will not be eligible for a refund. The full booking amount will be charged.
- No-Show Policy: In the case of a no-show, the entire booking amount will be non-refundable.
- Early Departure: If guests decide to leave before the end of their stay, the remaining nights will not be refunded.
- Force Majeure: In the event of unforeseen circumstances such as natural disasters, pandemics, or other significant events beyond our control, we will offer flexible rebooking options or refunds based on the specific situation and applicable laws.
- Booking Modifications: Guests may request changes to their booking dates, subject to availability and any applicable price differences. Modifications made less than 90 days before the arrival date may incur additional charges.
- a) Booking & Payment:
We highly recommend purchasing travel insurance to protect against unexpected changes in your travel plans. If you have any questions or need assistance with your booking, please do not hesitate to contact us.
- d) Check-in/Check-out: Check-in time is between 3pm & 8pm and check-out time is anytime before 10:30am. Early check-in or late check-out is subject to availabilit
4. Use of Property
a. Occupancy: The maximum occupancy of the villa is 8 persons.
b. Conduct: Guests are expected to conduct themselves in a respectful and orderly manner. Excessive noise and disturbances are not permitted.
c. Damage and Liability: Guests are responsible for any damage to the property or its contents during their stay. The security deposit will be used to cover any such damage. Guests are also responsible for their personal belongings and the safety of all guests and visitors.
d. Parties: No parties are allowed
5. Disclaimer
a. The materials on Hilltop Beach House’s website are provided on an ‘as is’ basis. Hilltop Beach House makes no warranties, expressed or implied, and hereby disclaims and negates all other warranties including, without limitation, implied warranties or conditions of merchantability, fitness for a particular purpose, or non-infringement of intellectual property or other violation of rights.
b. Further, Hilltop Beach House does not warrant or make any representations concerning the accuracy, likely results, or reliability of the use of the materials on its website or otherwise relating to such materials or on any sites linked to this site.
6. Limitations
In no event shall Hilltop Beach House or its suppliers be liable for any damages (including, without limitation, damages for loss of data or profit, or due to business interruption) arising out of the use or inability to use the materials on Hilltop Beach House’s website, even if Hilltop Beach House or a Hilltop Beach House authorized representative has been notified orally or in writing of the possibility of such damage.

11. House Rules
a. No Smoking: Smoking is not permitted inside the villa.
b. Pets: No pets allowed
c. Quiet Hours: Quiet hours are from 2:30pm to 5:30pm. Please respect the neighbours
12. Force Majeure
Hilltop Beach House is not liable for any damages, losses, or injuries resulting from natural disasters, government actions, or any other events beyond our control.
